New Year, New Board

At February’s HOA Meeting a new Board of Directors was installed to serve and represent the collective interests of TLO Homeowners.  The new Leadership Team includes:

First Quarter Update
Lake Maintenance

The Board has put a lot of effort as of late into maintenance around our beautiful lake.  Late winter storms knocked over 5 trees along the path that required removal as they created an unsafe situation.  The issue was first reported by a resident to whom we are very grateful.

We are also undertaking a major clean up along the West shoreline and path of the lake, removing previously cut brush and damaged trees.  The clean up is expected to be complete by mid April.  Residents who frequent the lake will notice that the graffiti has been painted over adjacent to Canyon Road.  Please report vandalism to the Frederick County Sheriff’s Office (540) 662-6168.

Unfortunately, the local beaver population enjoys our lake as well.  We have trapped and removed one beaver so far (late March) and are on the lookout for his friends.  Please report any suspected beaver activity!

Richmond American Construction

We are fortunate to have Brian Harris on our Board who is the Director of Land Development for Richmond American Homes.  Brian and Richmond American have been very responsive to the concerns raised by Residents, The Board, and our Community Manager.   There are unavoidable challenges in widespread construction.  We appreciate your patience and understanding as we work through the associated issues.

Reserve Study is Underway

Miller & Dodson has been engaged to provide an analysis of our Financial Reserves.  This is a regularly planned 3rd party audit to ensure that we are accruing enough funds for the long term repair and replacement needs of our community.  The Board is reviewing a preliminary draft.  There will likely be additional conversation at our next Board Meeting and information sharing.

The Way Forward

Community Yard Sale

The TLO Annual Community Yard Sale will be April 13 &14 from 8am to 1pm.  The rain date is the following weekend, April 20 & 21 also 8am to 1pm.

Additional Lake Maintenance

The Board will be evaluating Requests for Proposal (RFP’s) to address some of the water run-off issues on the path that follows the South-West shoreline of the lake.  The RFP seeks to address a combination of soil erosion, obstructive trees and clean out of the storm water discharges.  We will also be reviewing and likely patching or replacing some sections of the lake path due to cracking and separation.

Clean-up around the lake and beavers
March 29, 2018

Advantage Property Management will be starting a clean-up project approved by the board around the lake in the next week or so. This project is expected to take about a week to complete. A majority of the clean-up will be on the left path that leads to the culvert.  Please try to avoid this area between 8-5  as the crew will be using machinery to assist with the clean-up.

The management company also found evidence that a beaver(s) is in the lake during a recent neighborhood inspection.   The board has been notified and a trapper has been hired to locate the beaver(s) and remove it/them from the lake before any more damage is done.  The trapper will begin his search for the beaver at dusk on Friday, March 30th.

Attention all homeowner’s:

Due to the inclement weather, Republic Services is on a one-day delay.  Trash will be picked up Friday, March 23rd.

March 21, 2018

Please be patient with snow removal.  The roads in TLO are state maintained and VDOT uses subcontractors in Frederick County for snow removal.  If you have questions or issues with snow removal please contact VDOT directly —1-800-FOR-ROAD (1-800-367-7623).


March 7, 2018

Last weeks storm resulted in one large tree falling onto the northwestern pathway around the lake near the culvert and there are at least 4 other trees that are leaning.  We ask that all residents avoid using this path until Advanced Property Management deems it safe again.  If you have any questions, please contact Lisa Nokes 540-535-0816 or send an email to lnokes@coventrygrp.com.

2018 Annual Meeting Notice
January 19, 2018

The 2018 Annual Meeting Notices were mailed today.  The meeting is scheduled for Wednesday, February 21st, 6:30 p.m. Greenwood Mill Community Center.  Please attend the meeting or sign and return your proxy at your earliest convenience.

Road Work on Canyon Road being done
November 6, 2017

There will be road work beginning the first week of November on Canyon Road and the courts coming off Canyon up until the lake entrance area.  Toll is working to complete repairs required by the County before they can be let off bond with these areas.  Please be aware of this and hopefully this work will be done soon.

Richmond American Homes to Build in TLO
July 26, 2017

Twin Lakes Overlook HOA will be transitioning from Toll Brothers to Richmond American Homes this year.  This was recently disclosed to the HOA board of directors and management company. We are looking forward to the building out of the remaining lots as soon as possible but there are few details at this time. To that point, the August 23rd Board Meeting will have a representative from Richmond American Homes present to discuss the changes and answer questions.
